COMMUNITY POLICY
We are delighted that you are interested in leasing at our residence! In order to help you in making your residency decision, we have listed below the community policy for qualifying as a resident with us.
TO: ALL RESIDENTS
We are dedicated to ensuring you have a beautiful place to call home. If you have any questions or need something explained in Spanish, let us know.
RENT: Rent is always due on the first (1st) of the month. Rent can be paid via Zelle or by mail. If rent has not been paid, there is a $75.00 late fee on the fourth (4th) followed by an additional $10.00 late fee for every day after that until paid in full.
Partial payments will not be accepted and all late payments must be made in the form of a cashier’s check or money order only. If rent and all other outstanding balances have still not been paid by the seventh (7th) of the month, eviction will be filed in court. You will be allowed to pay what you owe before we go to court one time only. If a second eviction is filed in the future, we will proceed with the eviction.
VEHICLES: Cars, trucks, motorcycles and all other vehicles parked on our property must be operable and street legal. Registrations and inspections must be up-to-date and valid. If your vehicle is not operable, it must be repaired off the property and not in the parking area. We will actively monitor and request towing for vehicles not operable or street legal. Any vehicle, whether car, motorcycle or truck must be operable and moved occasionally. Vehicles that remain stationary will be towed. Vehicles that are covered are subject to the same rules and we reserve the right to remove the cover in order to verify legality of the vehicle.
PATIO/YARD: Patio and yard are not storage rooms and are not to be used as such. The patio and yard may only have specific patio/outdoor equipment, furniture and live plants. You should not have dead plants, empty planters or pots, indoor furniture, or toys left out on the patio or yard. If you have any of these items, either keep them inside your home or dispose of them completely.
PETS: When outside the home, all pets must be on a leash at all times. No exceptions. They cannot be left out on the patio or yard unattended. Most importantly, you must pick up after your pet. Not picking up your pet’s waste is a health hazard and a nuisance. The city has an ordinance that will issue to any resident that does not pick up after their pet, a fine of up to $2,000.00 per incident. Violators of this policy will not be tolerated and will be asked to move or evicted if they do not comply. As each lease is signed, we will require an in-person photograph taken of your pet so that we may have it in your file as needed.
CHILDREN: As with most neighborhoods we have both children and traffic. If you are driving through the neighborhood, please maintain a slow speed since there may be children playing. If you have children, please make sure they are supervised and are playing in areas where traffic can be avoided. They should not be in the parking areas for safety reasons. Children should not be left unattended, unsupervised or alone in the parking area or nearby playgrounds.
TRASH: Pickup is every Friday morning. Bins are provided for trash and recycling. Do not place any trash or recycling bags outside of those bins. If we have to throw it away for you there will be a $25.00 fee charged per incident. Recurring violations will result in eviction or non-renewal of the lease contract.
SATELLITE DISH: A $150.00 deposit is required if you will have a dish. All satellite dishes must be set on a stand on the floor of the patio only. They cannot be on the grounds outside of your patio and they cannot be attached to the building.
If you have a DISH NETWORK satellite, call 1-800-333-3474 to schedule for them to come re-install your satellite correctly.
If you have a DIRECT TV satellite, please call the Customer Loyalty Line at 1-866-431-8482 to schedule for them to come re-install your satellite correctly.
MINI-BLINDS: In order to maintain a quality appearance of this home we will regularly inspect the home for any and all damaged and/or broken mini-blinds. Please note, you will be charged $40.00 for each mini-blind replacement needed in the home.
POLICE DEPARTMENT: As you know, we are a management company, not law enforcement. If you have a concern, a disturbance or any other such need, please contact 911 for emergencies.
